Because recladding involves removing the existing cladding, the underlying timber structure can be treated against rot and decay. A reclad ensures all problematic areas have been exposed and a proper repair completed
Reasons to Reclad Your Home
Recladding your home allows you to remove any poor design and construction elements and achieve a newly weathertight property.
Many homes built in the Bay of Plenty in the 1990s and early 2000s have weathertightness issues. This presents problems for the home owner in terms of lower market value, as well as the risks and stigmas of owning a leaky home.
Recladding with a new system will bring your home up to NZ Building Code standards and ensure your home’s integrity for years to come.
Remove Rotten Materials
Bring up to Code
As all recladding work requires building consent, the new building products and methods of construction will need to comply with the current Building Code E2/AS1 requirements. You will get a new Code Compliance Certificate issued in respect of the building repair work.
Update Your Home's Exterior
You may want to replace the cladding like-for-like and achieve the same look which is often the case with townhouses and apartments. The cladding will look refreshed and new. Some properties allow for redesigning the exterior such as using weatherboard rather than plaster.
Ensure Weathertightness
The majority of the leaky building problems are in homes built with plaster cladding systems fixed directly to the timber framing or through poorly flashed aluminum windows. Modern construction methods follow sophisticated systems ensuring these previous issues do not arise.
Maintain or Improve Value
A full reclad will likely re-establish the full value in your property (possibly even increase the value) and will make it far more saleable. The size and complexity of house plus the extent of damage and rectification required will have an effect on the investment required.
Whether you are just starting out or have a full set of plans already, we offer a full range of options to clients throughout their journey.
Contact us for an initial site visit where we can investigate any potential areas of water egress and explore what is possible within your budget. From there we can move on to the design stage with partnering architects and work through the building consent submission process.
For clients with plans already certified, we can provide a project management service, ensuring exceptional delivery and outcomes.
Full Reclad
A full reclad is beneficial to ensure all areas of your home have been exposed and repaired. It is also common to complete a full reclad if you wish to change the exterior design and style of your home.
Partial Reclad
Where only one or two areas of the home have weathertightness issues, for example the south side walls, it may be possible to address those without needing to repair the whole property.
Targeted Repairs
Some clients prefer to work on smaller areas of their property at a time as budgets allow. Targeting the worst effected areas first can reduce the risks of escalating water damage.
